This can be largely attributed to an imbalance in levels of supply against burgeoning demand. Super Prime has suffered towards the latter part of this calendar year having had a promising start whilst the robust sub-3m market continues unabashedly to show great strength and considerable growth. A healthy measure of condence among purchasers must be approached with caution however as news in the realms of politics evokes prudence with ever-increasingly sophisticated buyers. Pricing a property correctly has never been more pertinent. That is to resist the often ineluctable temptation to take the best of property headlines whilst disregarding the more mundane and less excitable reports of a plateauing market. Competitive and realistically priced property has almost without exception sold in favourable time frames and for highly satisfactory prices. The positivity that we can report here is a consequence of a strong inuence from international buyers. It is vitally important that we do not kill the goose that lays the golden egg with cumbersome and clumsy taxes. LETTINGS Reviewing the lettings data for the past six months we have found that of the Landlords who have renewed with their current tenants during 2013 80 have achieved a rent increase in line with the Retail Price Index with the remaining 20 continuing at the same level of rent. Landlords who are re-letting their properties in 2013 however have often had to take signicant price reductions as tenants currently have a wide choice of properties to choose from in the prime central locations. The condition and presentation of the properties is having a far larger impact on prices achieved than it has in previous years with newly modernised properties still achieving premium rents. We expect this trend to continue well into 2014 and urge landlords to be extremely price sensitive and to present their property in the best possible condition. Curzon Park Birmingham Through its collaborative agreement with Development Securities Grainger acquired this 10-acre site in central Birmingham in 2006. The scheme will deliver up to 1.4 million sq ft of mixed-use accommodation comprising 800000 sq ft of offices 400000 sq ft of residential 20000 sq ft of retail a 180-bed hotel and 1500 car parking spaces. Gateshead College In 2005 Grainger won a competitive bid for Gateshead College and planning consent has now been granted for a 252-unit scheme. West Waterlooville Hampshire Grainger owns c500 acres of land adjacent to Waterlooville. The land is allocated for 1550 residential units 1 million sq ft of commercial space a local centre and a new school. With planning consent granted in 2007 Grainger is now the lead developer for the entire scheme and will directly deliver various elements as well as working in partnership with other developers and housebuilders on additional phases. Macaulay Road Clapham Having acquired the site in several stages Grainger received planning consent for this scheme 97 residential units and 30000 sq ft of offices in 2006. Newbury Berkshire Grainger was selected by West Berkshire Council and Network Rail in 2006 as the preferred developer for a mixed-use scheme comprising 330 residential units and 50000 sq ft retail adjacent to Newbury station. Zizkov Prague Through its joint venture agreement with the Discovery Group Grainger has acquired this 31 acre site close to Prague city centre forming part of the old Zizkov railway goods yard in the region of Prague 3. A planning application is being promoted for a new mixed use development the first planning phase consists of 483000 sq ft of retail 580000 sq ft of office accommodation leisure 245 residential units a hotel and 2100 car spaces. By October 2013 we had achieved expressions of interest from 10 companies and we had conducted a survey to establish if the purchasers would be interested in a club. Phase 1 involved the creation of the website and initial meetings with the brands. The response was overwhelmingly positive and we kept to the brand message by selecting the very best of the British brands. Over the past eighteen months we have worked with Berkeley Group to build the Berkeley Club to a level where we have achieved the objective and created an alliance where brands and Berkeley Group can benefit from share alliances.
